    ...shouldn't the wood not be directly on the slab and you won't get that seepage up?

    Good eye greg.

    So we have a quarter inch styrofoam between the concrete and the lumber. Then the lumber on the bottom is treated so more water resistant.
    Then there is. 6 inch metal flashing that goes down 3 inch's past the concrete.

    Lastly the what looks like seepage is actually just marine grade water resistant varnish painted on the bottom to protect even more.

    Congrats on the house. Looks like you are having a lot of fun fixing it up. Tiny bit jealous.
